  We are also considering a bale construction as there are a few acres of ferns on our land. We have heard that ferns do not rot or mildew, but are coarse to handle, while straw is rare to find and expensive. It is possible to self bale when the material is dry.
  Our understanding is that it is possible to build less than 70sqm without a permit and in theory without an architect or contractor - which is quite small and cosy but good for a test or a guest cottage at least. Once you have built this then perhaps an architect can approve the structure for similar projects.
 We would be interested to hear about your plans and ideas.
